Guam - Now that the first phase of the renovations focusing on the health and safety of the Guma Trankilidat housing complex are complete GHURA is now preparing for Phase II.
GHURA executive director Michael Duenas said, "We are now looking at revising the 20-year plan because we are seeing that some work items that were identified to be done three or five years down the road may have to be moved up because of conditions have changed."
With the last earthquake Duenas says a number of residents have been reporting leaks. This in addition to other repairs he says they are looking at $300,000 to $400,000 of renovations and they are developing their financing plan to pay for the $2.6 million renovation work that is supposed to be conducted over the next 20 years. Adding that they anticipate investing $52,000 per unit over the next 20 years to ensure they are economically viable.
In order to afford these costs Duenas says they are looking at a number of options which include raising the rent, exploring funding options and tapping into their reserves.
