Buildup may require 7,000 more housing units

Guam - Local real estate trends were the focus of a presentation today before the Rotary Club of Northern Guam.  According to Siska Hutapea, managing partner at Captain, Hutapea & Associates, next year's population increase alone could require more than 7,000 more housing units.

Hutapea says the buildup will bring opportunities for investors, but stressed the importance of proper research and planning.  "For larger projects, it's really crucial to really assess the demand - is there really that much of demand? And really assess how long it will take for people to absorb this demand. So they need to think about all those things," she told KUAM News.

Hutapea added that sellers should wait to sell if they can, and warns that the demand will drop again after the buildup so investors should also map out an exit strategy.
